Can Your Roof Take?

Rear Dormer
A flat roof box built out from the back pitch. By a distance the most common loft we do in Kent, and usually the best value per square metre you gain.

- Wants roughly 2.3m from ceiling joist to ridge before we start
- Planning
- Normally permitted development, no application needed
- You gain
- Full standing height across most of the new floor
Hip To Gable
The sloping end of the roof is squared off into a vertical gable wall, turning a cramped triangle into a usable room. Nearly always paired with a rear dormer.

- Detached and semis with a hipped roof end
- Head height
- Works from a lower starting ridge than a velux loft
- Planning
- Normally permitted development on a house, not a flat
- You gain
- Width, where the roof used to slope away to nothing
Mansard
The rear roof is rebuilt almost vertical with a shallow top. The biggest gain of the four and the most work, because it is effectively building a new storey.

- Terraces and town houses where a dormer is not enough
- Head height
- Creates head height rather than needing it first
- Planning
- Almost always needs a full planning application
- You gain
- Close to an entire extra floor of usable space
Velux
Nothing structural happens to the roof shape. Rooflights, a new floor, insulation, a staircase and the fire regulations sorted. The quickest and cheapest of the four.

- Permitted development, and the fastest to get moving

Kitchens.
Most kitchen jobs go wrong in the gaps between trades. The plasterer waits on the electrician, the fitter waits on the plasterer and everyone blames the last one out.
We do the structural opening, the first fix, the plastering, the units, the worktops, the tiling and the finishing with our own team. One programme and one person answerable for it.

Two runs facing each other down a narrow room. Nothing wasted, everything within a step, and the layout that suits most Victorian and terraced kitchens.

L Shape

U Shape
Three walls of units wrapping around you. The most storage and worktop of any layout, and everything falls to hand without moving your feet.

- Roughly 3m wall to wall so it does not feel closed in

- Storage, and people who actually cook a lot
Island
A run of units plus a free standing island for prep, seating or the hob. What most people picture, and what a rear extension is usually opened up to allow.

Bathrooms.
A small room with a lot going on in it. Waterproofing, falls, ventilation and tiling all have to be right, because everything you get wrong shows up eighteen months later. We strip back to the brick, sort the pipework and wiring, tank where it needs tanking and tile off a level substrate.

Most garden buildings are sold on the picture and fail on the spec. Thin walls, no proper base and a single socket off an extension lead. We build them like a small building, because that is what they are. Proper foundations, insulated floor, walls and roof, and a real certified electrical supply.


Groundworks
& Drainage.
Nobody photographs the groundworks and nobody asks about them at the quote stage. They are still the part that decides whether a building settles, cracks or floods in ten years.
Foundations dug to the depth the ground actually needs, drainage laid to the right falls and connected properly, and every stage inspected by building control before it is covered up.
